Well..all good things come to an end they say... After renting the same place for 8 yrs i gotta move.. I have been very blessed in the fact that i had a 2.5 acre lake, a 30x60 shop, and 13.5 beautiful acres to hunt on plus a very energy efficient home..all for $450/month! Landlord decided it was time to sell, as agreed she gave me 1st option but it is just to far out of my financial range :(.. I moved here after i got divorced all those yrs ago... It gave me a place to hide from the world for a time, a place to hunt and fish, a place away from the city to raise my son, a place to heal, and a place to get closer to my Creator.. This place truly changed and saved my life... It has become a good friend to me... I will miss you old friend.... Brian
-
So sorry to hear that,ya some places become just like old friends. :)
Pappy
-
Thanks Pappy. My main concern right now is finding a place to take my Dad hunting. He's 76 and cant take the cold like he used to.. I have a shack set up inda woods for him here... Brian
-
You got to be gone right away,or when it sells. :)
Pappy
-
Must be tough to have to leave a place like that.
Nice to know you enjoyed it for the time you did.
Saying a prayer you find a better place.
Zuma
-
Thankya Zuma! Pappy, i will most likely be there thru November..so we can get some hunting in hopefully... Brian
-
Sorry to hear that Brian. I know how much you love that place. I assumed t was yours. How much are they asking for it?
-
Just buy it Brian! At least you will be happy broke.
I can liken this to a small farm I hunt. I have hunted it for 15 years and soon enough the 83 year old farmer will be gone and so will my rights. It will sting for a long time. It starts feeling like your own place after so long.
-
$150,000. It'd be worth it but its a 20 yr old trailer... I couldnt afford to biuld a house on it if i bought at that price.... Brian
-
Brian, this is a depressing situation all right. Is there enough timber on the property to get most of a log home built? I've been through a divorce and the loss of my home, too.
Wish you the best.
-
Its loaded with mature oak and hickory... Brian
-
Brian, wild idea, but a guy on a colonial forum a couple of years ago got fellow forum members to help him build a historically inspired cabin in Kentucky in return for camping and get-together privileges. A lot of the volunteers just wanted to experience building a simple home of logs and hewn/sawn boards using the old methods. The way you describe that property, it might be ideal for this sort of project. If you don't have or can't run an Alaskan sawmill, I know there are many here who can. (I was just reading John Bybee's Iowan path thread.) Sounds to me like you have a lot of heart invested in that place worth trying to preserve. I'd help if I were closer.
-
I like the way you think Bill ;).... Brian
-
that's tough brian, check into straw bale houses, easy to build, great insulation, cool looking and fairly inexpensive, I know they are ok to build out here in earthquake country
-
Heck, build the shop into living quarters and then work at building the mobile home into a shop.
-
Dang The luck bro! Lets cut some trees, put a wood stove in,and stick some deer to eat! And im with Eddie on this one
-
$450/month with 13 acres to boot that is crazy. To bad you have to depart. Who knows something else may come your way that will make up for your loss.
-
There is always a way. A Tiny house could be an option , or as Mullet said build an apartment in the shop. Good luck.
-
Sorry to hear that buddy, sounds like a little bit of heaven. You should go for it. Maybe the owner would work with you on the price. I'm with the other guys, a small house is nice. Patrick
-
Brian my wife abd I are currently tearing down old houses and barns to build a house. There is a lot of material out there for free. Look into that. A lot of work but worth it. I'll post some pics soon of our progress. Check out a guy named Brad Kattel, a bit kooky but very cool ideas. Hope this helps.
-
Brad Kattel ROCKS!!!!!! Texas tiny houses. I have built one house with about 60% recycled materials, and am currently building one about 400 sqft at about 90% recycled currently. It can be done. IdahoMatt I have a cool thread I am going to start you will like , and Brian it may help out.
-
Some good ideas all around folks, thanks. My plan all along was to make the shed a house. Water, electric, and lagoon access is all right there. Already got good electric in the shed and water line goes under one corner, lagoon pipe is only 20' away. The problem is Real value of property is closer to $75k... Ive already spent a few yrs repairing my financial stupidity(lol) and i learned some hard lessons while digging myself out of a very deep hole....I just cant put my self in a position like that again. The price would have to soften quite abit... Thanks for all the ideas and support guys... Brian
-
I totally understand Brian.
Keith have you gotten his DVDs. We have about four houses lined up for tear down. Almost done with the first one. Then on to the next. The one we are working on right now was built in the 50s and the next about the teens then the one in the next town ove the mountain was built turnof the century. I can't wait. I would love to see that thread. I planning on starting one too ;)
-
Have you had an appraisal done? Where did that figure come from?
-
Landlord is havin that done now... Im compairing to other property in my area. Property is over-inflated here mostly cuz were right beside college town(MIZ-ZOU)... Brian
-
You should see if the eight years of rent would count for somthin. :)
-
If the trailer is where you are living now and you find it good enough then I don't see why you would need to build a house, at least right away.
-
I wouldnt hafta build right away mark. The plain truth is the property aint worth $150k with a trailer on it. Sad truth is trailers add $0 to the value of property. Most banks dont even consider them in price overall.... Brian
-
Man, What I wouldn't give for property values to be like that in Utah. I bought my place a little over a year ago. 1900 SQ Ft house, on .19 for 210K. I do have 1100 square feet of possible shop, but no lake, and neighbors quite close.
-
It is amazing the difference in property values from state to state, or even town to town.... Brian
-
The city I work for borders the city I live in. A half acre lot in the city I work for sells for $270,000. Just for the lot.

WOW!!!!!
-
That really stinks bro, but I think your head is in the right place in making wise decisions. Too bad they are looking for so much, but hey, maybe they won't find someone willing to bite and they'll back down to something more reasonable for you?
I'll keep my fingers crossed for ya. Take care Brian.
-
In the end things usually work out. When one door closes another one opens.
-
We been lookin at places to buy last couple days and wow! I been outa the loop to long.. It really is a buyers market right now. Found 2 places so far i really like in the $70's ;D...and within minutes of where i am now ;).... Brian

Even street to street in some places.
-
Brian, with some acreage??? If so, AWESOME!
-
Only 5 acres but hey.. I could still pee off the porch, lol
-
Brian, that's the test. (Shhhhh.)
;)
-
You can do a good bit with 5 acres! That's about what I had forever. Good luck.
-
Looked at 10 acres(prolly 6 in woods) today with a small country house plus another home that i could rent out to some one :)... Has a 24'x30' shop with concrete floor, heat, air, and plumbing(sweet!) plus about a 1 acre pond. Several fruit trees and a great garden spot. The woods look to be alot of old growth hickory and oak with a couple a good draws for game funnels 👍... Now to talk the wifey into it..not exactly her dream home but its nice... did i mention its only $80k :o... Brian
-
Sounds like a little piece of heaven to me. Good luck buddy I hope she agrees with me! Patrick
-
I got to walk the 10 acres today... Really diggin it and it turns out one of the wifey's cousins owns it...thats handy, lol.... Brian
-
Sounds like the cards are tipping to your favor! Patrick
-
Well that bad news turned to good real quick man. Glad to hear it. Sounds like things kept ing the family work out best.
-
Fingers crossed... thinkin Darla likes it cuz she's already makin plans for a chicken/ guinnie shack, lol
-
If you have enough room put the chicken coop in the center of the garden area and fence off 4 separate quarter areas, each with limited access to the coop and rotate the chickens each year you can have an almost self sustaining garden in just a few years. The chickens will eat the weeds, weed seeds and insects from that area and fertilize that area for next years green garden. Greens like high nitrogen and the chickens supply that. Next year move the chickens to the next over grown weedy area and let them do their stuff. You can now plant your regular summer garden in last years green area and the 4th year let that area go fallow or plant a cover crop. After a few years you have a chicken area, a greens area, a regular garden area and a fallow/cove crop area, each progressing the next year. This will eliminate weed problems, insect problems and add good organic fertilizer to your garden area. With a little supplemental liming and adding other micro nutrients to cover possible deficiencies the garden should take care of itself with the exception of harvesting.

prayers comin your brother!!!! look its a long shot..but the way i got my house was a loud and very brave woman.she walked up to a house and asked if it was for sale the lady was shocked and said its not on the market yet but she was considering it...make a long story short ...after a couple cups of joe we had a move in date...lol...no fudging this story totally true...be on the lookout be brave trust the One that made you...itll all work out...who knows ya might find something ya like better...and if ya try this and it works...
.ya owe me a hunt on your new spread...lol have bows will travel!!
-
Buy it, and we will come ;D.
-
Sounds like a winner to me. When I was house hunting we either looked at homes that were at the bottom end of what we wanted to pay, that were destroyed, or stinky, or on a busy road. Or they were at the very top, and too big, and not close to work. The one we ended up buying had a terrible picture, it made the house look Banana yellow. Turns out it is still yellow, but much more calm. All I wanted was central air and a garage that my truck fit in (6 inch lift), My wife only wanted a dishwasher. It didn't come with a dish washer, but she only complains every now and then. >:D
It ins't huge (by Utah standards) but if I ever finish the attic space it will be 3,000 square. I would much rather have 800 and a pond!
-
Thats pretty smart Pat
Thanks 4Dog
I hear ya Jojo
Its all about the land to me and alot about the house for Darla.. just a matter of findin the happy medium ;).. Darla owns a house 40 miles away in Jefferson City and the renters are movin out at the end of the month. Soon as their moved out were gonna put it on the market.. That will help us with a little more buyin power. Thanks again for the support and advice fella's... Oh, and Eddie, I would be scared if you knew were I lived 8) lol
-
Mullet sends the best of gifts. I am happy he knows where I live.

You got that right!... Im just worried he might hunt the 10 acres with his Jeep bumper! Lol
.... Brian
-
Sending you good thoughts that this works out. What a wonderful property that you can both hunt and fish on!
-
Thanks Bill!..... Brian
-
I'm shocked! :o ;) Good luck, Buddy. :)

Life is what you make it. I have learned one thing Vision if you have it, is 100% of happiness, if you like your surroundings life is Paradise.
-
I'm a bit late getting to this thread... but sounds like you've got it sorted.
Couldn't find a place like that in the UK... just not enough land to go around (unless you are a millionaire).
Hope it all comes good for you.

You guys have been a great support, I owe you all thanks.. Im really wantin the property i was talkin about but the truth is it makes much more sense to get Darla's house up to snuff and get it sold before i buy another. If that property is meant to be mine it will still be there ;)... The good news is i wont be movin till deer season is about done here so i dont have to go beggin to hunt this year. Im tryin to make time to get a bow made from these woods for my last hunt but these 60 hr weeks are gettin inda way, lol.... Brian
